Even a strong design cannot guarantee a quality renovation if the team ignores technical standards and works without consistent supervision. Before signing a contract, check more than the contractor’s portfolio: understand exactly how work on your property will be managed.

The estimate should reflect measured quantities and actual design decisions. Vague descriptions such as “complete works” make costs difficult to control. Ask for the work to be divided by room or stage, with clear acceptance criteria for each stage.
Confirm the technical sequence: demolition, building services, levelling, surface preparation and final finishes. The contractor should explain which processes cannot be rushed and where drying or curing times must be respected.
Be cautious if you are asked for a large advance payment, deadlines are not documented, intermediate work is hidden or every change will supposedly be resolved “as we go”. Verbal promises are difficult to verify, so important decisions should be recorded in the contract, estimate or written approval.
A reliable contractor welcomes specific questions. They show the process, explain the consequences of decisions and take responsibility for every stage. This checklist helps you select a contractor deliberately instead of paying to correct mistakes after completion.
